Job Description
We are seeking a dynamic and entrepreneurial Commercial Manager to join a growing Design & Build company. This is a unique opportunity for someone midway through their career, looking to take the next step into leadership and influence the future direction of a business. You will play a key role in delivering office and retail construction projects, ranging in size from £200k to £3 million, while helping establish and refine the company's commercial systems and processes.
Responsibility
Commercial Strategy & Leadership:
Take ownership of the commercial functions within the business, including project procurement, supply chain management, and financial forecasting.
Develop and implement new systems and processes to optimize procurement, contract management, and supplier relationships.
Act as a key leader in shaping the company's growth trajectory, contributing to long-term strategy development.
Work closely with the senior management team to grow the company, with the aim of transitioning into a business leadership role.
Project Management:
Oversee commercial aspects of Design & Build and Detail & Build projects, ensuring projects are delivered on time and within budget.
Manage contracts, negotiate terms with clients, suppliers, and subcontractors.
Prepare, manage, and monitor project budgets, forecasts, and cash flows to ensure profitability.
Risk Management:
Identify potential risks related to project contracts, cost, supply chain, and compliance.
Establish risk mitigation strategies to ensure successful project delivery.
Financial & Commercial Reporting:
Provide regular financial and progress reports to senior management and stakeholders.
Conduct cost analysis and benchmarking to ensure efficient use of resources.
Oversee project invoicing, variations, and final accounts to ensure financial goals are met.
Qualifications
Proven track record of commercial management within the construction industry, ideally with a background in Design & Build projects.
Experience working on projects ranging from £200k to £3 million, particularly in office and retail sectors.
Familiarity with procurement processes, contract negotiation, and supply chain management.
Strong leadership and entrepreneurial mindset, capable of driving process improvements and leading change.
Excellent financial acumen, including budgeting, forecasting, and cost management.
Exceptional communication, negotiation, and stakeholder management skills.
Ambitious and self-motivated, with a desire to grow a smaller company and make a significant impact.
An individual who thrives in a hands-on environment and is eager to take on increased responsibility and leadership.
