Looking for Commercial Manager to work on multiple 1 – 3-million-pound projects for a leading and reputable D&B company.
A well-established design and build contractor based in London, this company specialises in delivering high-quality workplace strategy, design, and fit-out projects for a wide range of clients including leading names in finance, media, and tech. With over 30 years of experience and a portfolio that includes dynamic offices in locations such as King’s Cross and the City, the business has built a strong reputation for innovation and client service. About the Role
We are looking for a commercially astute and driven Commercial Manager to join our Landlord Team within a leading Design & Build contractor. You will take full commercial ownership of multiple projects ranging from £500k to £3 million, with a focus on high-quality Category B fit-outs and occasional Category A works involving building services.
This is a hands-on role where you’ll be deeply involved from pitch through to handover, negotiating contracts, managing risk, owning the financial performance of each project, and playing a key role in client interactions and project success.
Key Responsibilities
Take full commercial ownership of multiple fit-out projects from initial pitch to final account and handover.
Lead the negotiation of contract terms with clients, ensuring risks are identified, managed, and mitigated.
Manage cost planning, procurement strategies, tendering, and subcontractor appointments.
Monitor and control project budgets, forecasts, and cashflows.
Assess and manage risks and opportunities across the portfolio.
Review and author contract documents, scopes of work, and commercial terms.
Work closely with project managers and delivery teams to ensure commercial alignment throughout project lifecycle.
Lead variation assessments and client-side negotiations for changes and alterations.
Produce accurate and timely commercial reports for internal stakeholders.
Participate in pitching and pre-construction activities, providing cost advice and commercial input.
Key Requirements
Proven experience as a Commercial Manager or Senior Quantity Surveyor in a D&B contracting environment.
Strong commercial track record managing multiple projects valued between £500k and £3m.
Significant experience in Category B fit-outs, with a good working knowledge of Category A and building services integration.
Ability to take ownership of risk and project financials with minimal oversight.
Skilled in negotiating with clients and subcontractors to secure favourable outcomes.
Excellent knowledge of construction contracts (e.g., JCT) and commercial practices.
Confident, proactive, and commercially minded, with excellent communication and stakeholder management skills.
Able to work across multiple projects simultaneously in a fast-paced environment.
Desirable Qualifications
Degree or equivalent in Quantity Surveying, Commercial Management, or related field.
RICS or CIOB accreditation (or working towards).
Strong proficiency in relevant software (e.g., Excel, project cost systems).
Experience working on landlord or high-spec commercial office projects.
